We are an Independent Commercial Property Finance Brokerage which offers a highly professional and personal broking service to property developers and investors for loan requirements of £500,000 upwards, with no maximum. Our main office is located in Ipswich, Suffolk, but we frequently travel into London to see clients.
Our team of professionals are highly experienced, with careers spent in Commercial Property Lending, Accountancy, Property Banking and of course Finance Broking. We are not youngsters but what we lack in terms of youth we gain in terms of expertise and knowledge. Drawing on these attributes, we strive to offer creative solutions for complex challenges.
We operate throughout the UK, and in some cases mainland Europe, and have access to virtually all of the commercial property lenders including the more recent Challenger ‘banks’ plus a considerable number of private funds for mezzanine and equity raising.
We are totally discreet and we never forget that we act for you, our client, not the lender. We deal in the commercial, non-regulated property sector only. Consequently, we are unable to assist with loans for home owners which is the preserve of Independent Financial Advisors.
Our main targets are Residential Development Finance, Commercial Development Finance, Hotel Finance and Bridging Finance. However we are able to assist with virtually any requirement so long as there is a property or land asset that can be charged. We are able to assist with the structuring of the deal if required.
At times we have been approached to source finance for, or assist with, difficult schemes either where other brokers have not performed or where other professionals require our particular expertise. We consider this to be a great compliment and naturally we do our utmost to repay such faith in our abilities.

Philip Douglas has over 40 years’ involvement with banking, lending and broking. Starting with Barclays, he then joined Riggs Bank of Washington in the City of London within the commercial property team, then Manufacturers Hanover Trust in Grosvenor Square (now known as JP Morgan) again within the lending team but on a larger scale, then on to broking for Berkeley Seymour in the West End. He established his own company in 2011 as a Commercial Property Finance brokerage.
He has strong business connections with lenders and funds, as well as with highly experienced professionals complementary to the company’s business activities. Few deals are straightforward today and together we will strive to deliver the finance required, even for those challenging transactions where funding solutions are not always readily found.
